Which masechtas are considered yeshivish masechtas(which ones are usually learned). Why are some learned over others?

Most of the Mesechtos in Nashim or Nezikin (not Avodah Zorah, Nazir, or Sotah, and and not so much Sanhedrin).

The reason is that in order to learn these Mesechtos you need a lot of learning skills, but on the other hand, they are not unreasonably difficult for beginners. Therefore, they are the best Mesechtos for "Talmidei Chachamim in training," to help them develop their learning skills.
